The Best Time to Sell Your Home

“When is the best time to sell my home?”

That’s one of the most common questions I get asked as a real estate professional.

Given this present market, my tongue-in-cheek answer would be “Today!” The inventory shortage continues and my listings sell year-round. One year I had two new listings between Christmas and New Years, and both received multiple offers! Ha!

Statistically, the best month to sell your home, when the gap between the number of active buyers and active listings, is FEBRUARY! (again, these are central Ohio trends). Buyers start looking in earnest once we get out of January and all the college football bowl games. I’ve seen this trend for 18 years now! It’s crazy, but true. And most sellers think it’s odd to list their house with snow on the ground. But there are lots of buyers starting their search.

In reality, though, most people list their house based on life circumstances. Their new home is ready. They get a job in a new state. They want to change school districts during the summer. Those are some of the most common reasons.

The way the current housing shortage is looking, the house will sell whenever you put it on the market. This seems to be holding true.
